Vonovia Trims Targets as High Interest Rates Weigh on German Property

Vonovia shares tumbled 5.3% on Thursday morning, marking a 36% decline year-to-date, as the German landlord lowered its full-year guidance and scaled back long-term ambitions. The firm cited persistent interest rate pressures and a sluggish transaction market, forcing a shift in strategy toward cash-flow protection.

The company now projects organic rent growth of 3.8% for the year, trailing its earlier 4% estimate. Adjusted EBITDA is expected to hit the lower bound of its 2.95 billion to 3.05 billion euro range, while annual investment spending will drop to 1.3 billion euros from the previously planned 1.4 billion. These adjustments reflect a broader struggle with market liquidity and the rising cost of capital.

Looking further ahead, Vonovia has dialed back its 2028 goals, reducing its organic rent growth target to 4.5% from 5%. Chief Executive Luka Mucic confirmed the company is tightening return requirements and reviewing its development pipeline to prioritize balance-sheet stability. Analysts at Baader Helvea noted the unusual timing of the announcement suggests an urgent need to reset investor expectations before the next formal reporting cycle, emphasizing that debt reduction remains the firm's primary objective.
